Bills included
Chris Shorey Lettings Ltd. were the first to provide this trend setting service! Yes, we pay the bills for your house! You don’t have to worry about finding the cash or the uncomfortable task of hassling your housemates for money. But remember not to over use! (Subject to our generous over usage policy. Please also note that one and two bedroom student properties do not have bills paid).

Cleaning
Chris Shorey Lettings Ltd. provides a monthly cleaner to clean the communal areas of your house. This would include the kitchen (worktops and floor); hallways & lounge (vacuuming and polishing); Bath and shower rooms. Important note: The cleaners are not there to do your washing up! This service does not discharge you from your tenant responsibility to keep the house clean and tidy.
Contents insurance included
Contents insurance is included as complementary service to you. For more details about what this covers, please ask at the office. Once again Chris Shorey Lettings Ltd. has introduced a trend setting service (we were the first to do this) which means that you (the student) have one less thing to worry about!
Technology
This is probably the single most important asset that we have invested in recently. Our online ‘Communications and Repairs System’ (CARS) has been developed to a point where the effectiveness and efficiency of our communications and repairs has increased to an incredibly high standard which is currently second-to-none! This system is reducing break down in communications and has a ‘speed up’ effect on our service. As well as dealing with maintenance, the system manages our Health & Safety certifications such as Gas Safety keeping your personal safety a top priority. This part of the system also includes documentation such as Inventories and Energy Performance Certificates. Ask for a demonstration in our office!
Tenancy Deposit Scheme
Since the 6th April 2007 all deposits taken by landlords and letting agents for Assured Shorthold Tenancies (England and Wales) must be protected by a tenancy deposit scheme. The TDS (The Tenancy Deposit Scheme) is one such scheme and also provides deposit dispute resolution. This means that if you do not agree with deductions there is a third party to whom you can go to and who will make an independent unbiased decision.
Quality accommodation
Our managed student houses have double rooms, usually a 4'6" double and sometimes 4’ double beds. Occasionally we have price friendly single rooms with single beds. If this is what you would like, then please let us know! As a general rule of thumb the bedrooms come with double bed, desk and chair, wardrobe, chest of drawers and curtains or blinds. Kitchens will have a washing machine, fridge/freezer and sometimes tumble dryer and dishwasher! Heating is a standard feature, usually powered by gas but some houses are electric.
Good relationship with your landlord
We have been letting residential properties for many years (we were established in 1981) and have built up a very good rapport with our landlords. We have done this by providing a professional service through our highly trained staff and through the use of technology. How does this benefit you? One of the areas that can cause problems is communication between tenants and landlords. This is an area we work hard at so that you don’t have to worry.
Inventories
In many cases we provide unbiased inventories prepared by an Association of Independent Inventory Clerks member. This gives you a clear picture of the condition of the property when the tenancy started. Regardless of the type of inventory, you are given the chance to make your own notes against the inventory which are then recorded and kept on file.

Smart modern office
Our modern offices are situated close to the university on Gibbon Lane and are light and airy with a comfy orange (yes orange) area for you to relax while you wait or chat with us. A couple of favourite aspects to our office are the Ducati racing motorbike (used to be raced for real by Chris himself!) and the toy box. Yes, a toy box for you big kids out there
Company vehicles
Our company vehicles stand out a mile! Two of the vehicles have flowers all over them which give us away! On a serious point, we use our vehicles to take you to homes you would like to view, thus saving you the hassle.
Important note on individual tenancies
Where a group specifically request that the tenants are on individual tenancies the following applies:
a) There will be a £50 charge to draw up each tenancy and to register each deposit. This is due to the higher charges place upon us as agent to correctly register each deposit and of course the additional time taken to do this extra work
b) Individuals are responsible for their own TV license
