Yes! He does have other business interests in addition to the letting business which might be why he is not often seen!
Time taken to resolve maintenance jobs
Q. Why does it take longer to get some maintenance jobs done than others? In my last house things were done really quickly. This house, you seem to have slowed up a lot! Are you struggling? :-)
Answer 1 and 2:
A1. Some landlords have different requirements to others. Some prefer to do their own maintenance, some landlords just let us get on with it (so easy this way), still others are hard to get hold of and wont let us spend their money even if it's a £50 door repair! Maybe you had a 'good' landlord last year and a not so good one this year?
A2. Generally speaking, our service to our tenants has improved dramatically over the last two years. Now I know a lot of you will groan when I say 'Ticket System', but you have to remember (if you can) what it was like before! Previously, work and maintenance requests were sent to us by email or by phone or by visiting the office. Now that we have the ticket system, everything has a record, every ticket can be assigned a contractor who will not need to be phoned, he'll just go and do the job! Also, previously, jobs might have been noted on notepads or an individuals computer. I'm sure you can imagine how inefficient this can be! Finally, you (and we, have a record of the history of specific tickets so if there is any reason to complain, we hope that things can be resolved by simply looking up the current state of play on the ticket.
My comment:
By the way, please make every effort to keep one job to one ticket, don't mix up tickets with 'by the way our such and such isn't working still...' as this will only mean it takes us longer to go through the ticket and deal with the problem or question.
